Land. Life.
A Higher You.
Something considered is taking shape in the Pali–Khopoli hills.
Discover the ideaNot another plotted development.
Elements begins with the landscape — its contours, water, trees, views and seasons — and builds around them, rather than clearing them to make room for a plan drawn somewhere else.
It's an early, considered attempt at land and living in the Pali–Khopoli hills: a philosophy before it is a product, and a place before it is a price. What follows on this page is the thinking behind Elements — not a specification, and not yet an offer.
A philosophy, not a feature list.
Prithvi, Jala, Agni, Vayu and Akasha inform how Elements is being thought through. They describe an outlook — not a confirmed amenity, structure or specification.
Prithvi — Earth
Ground, stability, material. The starting discipline of working with a site's own soil, contours and stone rather than against them.
Foothills of the Sahyadris.
Pali–Khopoli sits where the Sahyadri foothills meet the Mumbai–Pune belt — a pocket of Raigad district shaped by monsoon rainfall, native forest cover and the kind of open, hilly terrain that's increasingly rare within reach of both cities.
Through the year the land changes character: dense and green through the monsoon, clearer and golden-brown in winter, with the hills holding mist through early mornings. Water moves through natural streams and seasonal nullahs rather than engineered channels — a relationship between land and water that Elements is built to respect, not override.

Artist's impression — design direction, not finalArchitecture that belongs to the land.
An early design direction, inspired by sophisticated contemporary farmhouses in the Karjat and Jambhulpada landscape rather than conventional resort architecture. Nothing shown here is sanctioned or final.
- Local stone, earthy brick
- Materials that already read as part of this terrain, being explored for their texture and thermal sense.
- Timber and black metal
- A warm-and-dark material pairing inspired by the contemporary farmhouses of the Karjat–Jambhulpada belt.
- Deep verandahs, large openings
- Shade and threshold as a design direction, letting the outdoors stay close through most of the year.
- Indoor–outdoor living
- Spaces envisioned to blur where a room ends and the land begins.

A landscape strategy inspired by species that already belong to this part of Maharashtra — not a guaranteed planting schedule, but the direction the thinking is taking.
